Rehab Projects and Costs - Week 3
A Systematized Approach to Walk Through a Rehab Project
Most new investors don’t know what to look for when they walk through a house. Having never been taught, they end up missing high cost items and losing money. In this mini course, I teach you a systematized approach to walking through a rehab project so you don’t miss anything! We talk about everything from basements, to the exterior to kitchens and baths. We also talk about how to figure out what a rehab project is going to cost you and I give you homework to help you get more comfortable with renovation costs.
For years I worked full time while learning about Real Estate Investing.
I was taking tons of webinars and courses all over the place. Sinking tens of thousands of dollars into educating myself about REI. Often having to fly to various weekend seminars, pay for hotels, and spend time away from my family.
When I would go to these seminars, I would get so frustrated when the speakers would spend more than 75% of the weekend telling me about their life, their success stories and rah-rah motivational speeches. I used to think… Am I Lazy? I don’t want to sit through this! This isn’t what I signed up for! I signed up for you to TEACH me! Give me good content and tell me exactly what I needed to know about Real Estate Investing. For the longest time I thought- maybe I am just too lazy and impatient to sit through a whole weekend of motivational bullshit to wait for 25% content. Only to leave there feeling like I hardly learned anything and had no idea how to move forward. BUT.. they sure knew how to get me excited and motivated! It was FRUSTRATING!
The more I got into Real Estate Investing, the more I realized TONS of other people had the same frustration. Maybe I’m not so lazy after all?!? Well.. I wouldn’t go that far. But this frustration was the inspiration for me to create this content packed course. As far as the laziness… Well I teach that too!
I found when I got into this business that lots of people work on the houses they buy. They also manage them. And they work REALLY hard. I also started out this way, but quickly realized I was just trading one job for another. I retired 4 years ago after working 13 years in healthcare. I didn’t retire to take on a full time house flipping job. I retired so I could have TIME and FREEDOM! I knew I needed to adjust my real estate strategy so that I could work less. The key to this? Finding REALLY good DEALS.
The better the deal- the more I could pay contractors to do and the less work I had to do. A Lazy Girl’s dream. I quickly learned that Real Estate Investing had very little to do with houses and A LOT to do with marketing. Finding Deals is what makes this business go round. So I started becoming a massive deal marketing machine. Buying more and more houses, flipping and holding rentals.
Once I had a significant amount of experience, I started to put my pure content, no bullshit REI education theory to the test by starting a meetup group in my area. Turns out- LOTS of people LOVE REI content and don’t want to sit in a room and hear a rah-rah motivational speech or hear stories. They just want to LEARN. The group grew by leaps and bounds and continues to grow to this day – 3 years later. More and more people started reaching out to me for guidance on how to get started in REI without the fluffy stories and BS. And So began… Lazy Girl REI.
A coaching program that is easy and flexible. That you can take on your schedule from the convenience of your own home. No hotels to pay for. No seminar rooms. No time away from your family. And most importantly- no bullshit. Just pure content delivered for one hour every session. Unlimited email access to me and participation in a closed Facebook group just for Lazy Girl REI students. Our goal is to fast track you to finding good DEALS to jump start you into REI.
